1. Reservation & Payment
All reservations must be confirmed with payment or an approved deposit.
Full or partial payment may be required to secure your stay
Remaining balances must be paid prior to check-in unless otherwise agreed
We accept approved payment methods provided at time of booking
Palm Aire Court reserves the right to cancel any reservation that has not been properly secured.
2. Cancellation & Refund Policy
We understand that plans can change.
Cancellations made within the approved cancellation window may receive a full or partial refund
Cancellations outside of this window may not be eligible for a refund
No-shows or early departures are non-refundable
Please contact us as soon as possible if your plans change—we will do our best to work with you.
3. Check-In & Check-Out
Check-in: 3:00PM
Check-out: 11:00AM
Late check-out may be available upon request but is not guaranteed and may result in additional fees.
4. Occupancy Limits
Each unit has a maximum occupancy limit.
Only registered guests are permitted to stay overnight
Unauthorized guests may result in additional charges or termination of the stay
5. Length of Stay & Non-Tenancy Clause
Palm Aire Court provides short-term and extended stay accommodations.
This agreement is for temporary lodging only
This stay does not establish residency or tenant rights
No landlord-tenant relationship is created under this agreement
6. Guest Responsibilities
We ask all guests to help maintain a respectful and welcoming environment.
Keep your unit clean and in good condition
Respect quiet hours and other guests
Follow all posted property guidelines
7. Damages & Incidentals
Guests are responsible for any damage caused during their stay.
Charges may be applied for repairs, excessive cleaning, or missing items
A card on file may be used for incidental charges if applicable
8. Smoking & Pet Policy
Smoking is not permitted
Pets are not allowed
Violation of these policies may result in additional charges.
9. Quiet Hours
To ensure a peaceful environment for all guests:
Quiet hours are observed from 10:00PM to 7:00AM
Excessive noise or disturbances may result in removal from the property
10. Maintenance & Property Access
Palm Aire Court reserves the right to enter units when necessary for:
Maintenance or repairs
Emergencies
Property inspections (with reasonable notice when possible)
11. Liability Disclaimer
Guests assume responsibility for their stay.
Palm Aire Court is not responsible for:
Loss, theft, or damage to personal belongings
Injuries or accidents occurring on the property
Guests agree to use the property at their own risk.
12. Right to Refuse Service
We reserve the right to refuse service or terminate a stay at any time for:
Violation of these terms
Disruptive or unsafe behavior
Non-compliance with property policies
13. Force Majeure
Palm Aire Court is not liable for circumstances beyond our control, including but not limited to:
Weather events
Utility outages
Natural disasters
Government actions
14. Privacy
We respect your privacy.
Personal information collected during booking is used solely for reservation and communication purposes
We do not sell or share your personal information with third parties
15. Governing Law
These terms are governed by the laws of the State of Arizona.
16. Agreement
By booking and/or staying at Palm Aire Court, you acknowledge that you have read, understood, and agree to these Terms of Stay.
